Most independent estate agencies are operating on websites that are either ten years old, built on generic templates that look identical to every other agency in the area, or both. The result is that their online presence actively works against them — positioning them as smaller and less credible than the national chains, even when their local knowledge and service quality are significantly better.
The opportunity for independent agencies is real: buyers and sellers who want genuine local expertise over a call-centre experience are actively looking for an alternative to Foxtons and Savills. But they can't find it if the independent agency's website looks like it was built in 2014 on a budget of £500. The website is the first impression. It needs to do justice to the quality of the service behind it.

Listing search. A clean, fast property search that filters by price, bedrooms, property type, and area — with a map view option for buyers who think geographically. Each listing page follows a structured layout: full-width photography leads, key facts above the fold, floorplan and brochure download in a sticky sidebar, and a contact form that captures enquiry details without requiring registration. No forced account creation. No hidden contact forms. The goal is to remove every possible piece of friction between a buyer seeing a property and making contact.
Valuation requests. Most estate agency website valuation flows are badly designed — too many fields, no sense of what happens next, and no reason for a seller to trust the agency with their email address before they've had any indication of the quality of service. We design valuation flows with a two-step approach: the first screen captures only the property address and a time preference; the confirmation screen sets clear expectations about what happens next, when they'll hear back, and who they'll be speaking to. This approach consistently outperforms the standard long-form valuation widget in A/B tests.
Area guides. For independent agencies, area expertise is the core differentiator. We build area guide sections that combine useful local information (schools, transport, price trends) with the agency's own perspective — turning a standard content page into an SEO asset and a credibility signal simultaneously. Area guides built with this structure have generated significant organic search traffic for clients in competitive urban markets.
Independent estate agencies should look independent — not like a white-label template. Our design approach starts with understanding the agency's market position and the kind of properties they specialise in, and works outward from there. A boutique agency focused on period properties in a market town should look completely different from a volume-focused agency in an outer London suburb, even if the underlying page structure is similar.
Typography and photography do most of the work. We use editorial proportions — large, confident headlines, generous white space — combined with the agency's own property photography (or photography we produce as part of the project). All sites are designed mobile-first. Over 70% of property website traffic arrives on mobile, and the search and enquiry journeys need to work perfectly at phone scale before we consider desktop. This is an area where many agency website templates genuinely fall short.
